According to a recent study by Realtor.com, there is an actual specific date that has stood out in years past as the best week to sell a house. Hannah Jones, a Realtor.com Senior Economic Research Analyst says, “The third week of April brings the best combination of housing market factors for sellers. [That] week offers higher buyer demand, lower competition [from other sellers], and fewer price reductions than the typical week of the year.”
Now, we can’t claim that this is exactly what will happen if you have a home listed the third week of April, but in general, late Spring, early Summer tend to be busy times of year for moving. It makes sense as families want to take advantage of school getting out and getting settled into a new place before the start of the following school year.
Should you attempt, with laser precision, to sell your home on one of those April dates? That would be an impressive feat, but you can attempt to get your home on the market by the end of March so that you’re more likely to receive multiple offers in April or May.
While spring and early summer are generally advantageous times to sell, individual circumstances, such as personal timelines and market dynamics, should also influence your decision. Ultimately, the best time to sell your home aligns with both favorable market conditions and your personal readiness.
