Forget About Zestimates and Utilize Real People

Have you wondered recently what your home is worth? If you’re just curious and not necessarily serious about buying, you have probably plugged your information into a platform like Zillow and taken their “Zestimate” as gospel. Because you’re not actually wanting to sell right now, right? But is there a number that, if it popped up, would make you consider selling? We bet so for a lot of you. But the question would then be, can you trust the number is accurate that the home estimator tool gave you?

You’d probably feel pretty silly, or disappointed, if you took that number to your realtor and said, I’d like to list my house for X number of dollars and they looked at you like you were crazy, because it was way too high.

An even worse case scenario would be you seeing that Zestimate number and feeling bummed because it seemed pretty low, and you decided to do nothing. But the accuracy of a computer-generated home estimator tool, in our opinion (a humble, yet highly experienced opinion) is garbage.

The problem with instantaneous, computer-generated home value tools is that they’re just taking a couple pieces of information (like tax records and past sales), and throwing out a guesstimate. They aren’t boots on the ground, know your town, boogie let’s get down…wait, sorry, we got carried about with rhyming.

In all seriousness, they’re not a real estate agent in your city, working your neighborhoods with experience in the market, knowing the comps and insider information. A home estimator tool doesn’t know if you’ve done renovations and upgrades on your home to increase its value. It doesn’t know if you’ve added a bedroom or finished your basement, therefore increasing the finished square footage.

(Note: to receive your report back within the 24-hour period, you must submit your form between the hours of 8 a.m. – 6 p.m. CST.) Unlike the immediate, inaccurate estimator tools, an actual real estate agent is taking those 24 hours to look up neighborhood comps, talk to the team and gather as much information as possible so that you can determine what your next steps are.
