At Dani Beyer Real Estate, we’ve heard it all from our sellers: the freakouts, the unique or weird concerns, the typical worries. Nothing will scare us away, and we certainly don’t want you to be scared to ask anything! We can get your list started from some common questions from home sellers.

Q: If I find a new home and my home hasn’t sold yet, what happens?

A: There are multiple answers to the question, but first, let us ask a question back: How much money do you have? Ha! Just kidding. Obviously, if money is no issue, then you will buy another house and pay two mortgages until you sell your current home. That’s one answer.

Another option is to make an offer that’s contingent on the sale of your house. You may have heard that no one accepts contingent offers in this market, but that is simply not the case. If you have an experienced realtor who communicates well with the seller’s realtor on things like, how well your current home is priced, how solid your marketing strategy is and your strong financial standing, you should still have a great shot at your contingent offer being accepted.

You could also offer the seller a rent-back option. This buys you time, doesn’t rush the sellers out and even puts a little money in your pocket while you’re incurring the extra expense of a second mortgage.

Q: What do I need to do to get my home ready to list?

A: This is the part where we want to take all the stress off of you. In the seller’s market that we’ve been in the past few years, there is very little that a seller needs to do to get their house ready to list. In past markets, we’ve encouraged updates or touch-ups, but trust us when we say, those things are rarely necessary anymore (depending on the state of your home).

After our initial consultation with your listing agent, we will provide a professional home staging consultation for you and hire a professional photographer, at no cost to you, to take great photos of your beautifully staged home.

We’ll then ask you to keep your home well-maintained for showings as it helps increase the price a buyer is willing to pay and reduces the number of days a home is on the market.

That’s really about it! From there we’ll implement our marketing strategies and be ready to present your offers in no time.

Q: How do showings work?

A: During the listing process, you’ll be hearing from our Listing Manager, Annie Grayson in whatever method of communication you have asked us to use. For showings, we utilize a website and app for which you’ll receive a username and password. This will show you when showings are scheduled with enough notice to scoot out of the house for a Sonic happy hour drink…or just happy hour in general.

After showings occur the agents receive an automated request to provide feedback. If they have not done so within 48 hours we will follow up with them. This is always nice to get so you can hear what potential buyers are loving or what constructive criticism may be helpful for the future.

In addition to scheduled showings, our team will, most likely, also schedule Open Houses for your home. This can depend on the number or quality of offers you receive right away or if you prefer to receive the maximum amount of offers possible. We’ll decide as a team what your preferences are in addition to the best strategies for selling your home.
