But truly, in past years, you heard that it’s best to sell your home in the prime of the more pleasant months of Spring, Summer and Fall. Just avoid winter all together or expect your home to be on the market for a while if you do try to sell in those months. Well, we have some proof that 2021 is different.

The Best Time to Sell Your Home

All of these homes were sold during January and February of this year. 

 

In the past, data would tell us that February is the worst month of the year to sell a Kansas City, MO, home. You know how our winters are – they last forever, and our White Christmas always seems to come between mid-January and February. Or forget snow and just call it an ice storm. This would make it hard to keep homes clean for showings, hard to get people to come to open houses because they don’t want to drive in bad weather or hard to always get inspections scheduled because weather could get in the way of what they need to inspect. 

However, and we feel like a broken record saying this, in a market where interest rates are still low for buyers but there is practically no inventory of homes to buy, the time to sell your home could not be better than NOW.

In fact, just this year, our sellers, on average, are getting 103% of their listing price due to multiple offer situations, and their homes are under contract in just two days.

Getting Your Home Prepped to Sell

In the past, you would schedule a listing consultation with your real estate agent, and they would come in and give you a honey list of things to do to get your home ready to sell. There would be trim to touch up, gutters to clean, a hot pink kid’s room to paint over, a bathroom to update, nail holes to fill … you get the picture. 

Depending on the price range of your home, there may be some of this that is still necessary. Maybe. But more likely than not, you’re going to call Dani Buyer into your home for your complimentary listing consultation, give her a quick tour, and she’s going to tell you this: “Do not spend any money fixing trim, filling nail holes or re-doing your bathroom. I have a buyer who has been looking in your price range, and wants to see your home right away.” So just be kind and pick up your clutter and make it presentable, but most buyers are seeing past other people’s junk right now.
