We can keep this really simple for you – NOW. There you go! You got your answer. It’s as simple as that. Now this will be the shortest blog you’ve ever read. JUST kidding. But truly, in past years, you heard that it’s best to sell your home in the prime of the more pleasant months of Spring, Summer and Fall. Just avoid winter all together or expect your home to be on the market for a while if you do try to sell in those months. Well, we have some proof that 2021 is different.
The Best Time to Sell Your Home
All of these homes were sold during January and February of this year.
In the past, data would tell us that February is the worst month of the year to sell a Kansas City, MO, home. You know how our winters are – they last forever, and our White Christmas always seems to come between mid-January and February. Or forget snow and just call it an ice storm. This would make it hard to keep homes clean for showings, hard to get people to come to open houses because they don’t want to drive in bad weather or hard to always get inspections scheduled because weather could get in the way of what they need to inspect.
However, and we feel like a broken record saying this, in a market where interest rates are still low for buyers but there is practically no inventory of homes to buy, the time to sell your home could not be better than NOW.
In fact, just this year, our sellers, on average, are getting 103% of their listing price due to multiple offer situations, and their homes are under contract in just two days.
Getting Your Home Prepped to Sell
In the past, you would schedule a listing consultation with your real estate agent, and they would come in and give you a honey list of things to do to get your home ready to sell. There would be trim to touch up, gutters to clean, a hot pink kid’s room to paint over, a bathroom to update, nail holes to fill … you get the picture.
Depending on the price range of your home, there may be some of this that is still necessary. Maybe. But more likely than not, you’re going to call Dani Buyer into your home for your complimentary listing consultation, give her a quick tour, and she’s going to tell you this: “Do not spend any money fixing trim, filling nail holes or re-doing your bathroom. I have a buyer who has been looking in your price range, and wants to see your home right away.” So just be kind and pick up your clutter and make it presentable, but most buyers are seeing past other people’s junk right now. Because they’re just desperate to find a home and make it their own.
What is Your Home Worth?
Okay, have we convinced you that the answer is not to wait? The answer is to sell your home now. Maybe you weren’t even considering selling your home, but we’re here to tell you, if you have paid down anything on the mortgage or have any equity in your home already, you will, most likely, make money from your home sale. This. Market. Is. Hot. Period. It’s YOUR market! A SELLER’s market!
Now you’re curious what your home is worth. And let us tell you, there are all sorts of online home estimation tools like RPR and Zillow. Don’t waste your time. Those tools aren’t utilizing an agent who knows the Kansas City market. Heck, they’re not even using a human. We don’t mean to sound like grandmas, because we are hip on the technology, okay? But in real estate, there’s a reason why human agents haven’t been replaced. We know the market, neighborhoods and comps. And we’ll take the information you give us and prove that your home is worth more than those estimation machines are telling you. In fact, we have proof. If spreadsheets make your eyes cross, let us break it down for you. On average, (which means, for some sellers, they got an even higher percentage) we were able to get our seller 8% more for their homes than the online estimator tools had predicted. This is why you want to use an actual agent who knows their stuff.
At Dani Beyer Real Estate, we provide a free, no-obligation home market estimator. It’s not done through a machine; it’s evaluated by real people. And as a reminder, this is for Kansas City, MO, or Kansas City, KS, metro homes. (But hey, if you’re from out of town, we’d love to connect you with an agent in your area!)
It’s a quick, three-step process, and we’ll have an answer back to you within 24-hours.
Once you get your estimate back, there is no obligation to work with our team. However, there are a few things we’d like you to know about the Dani Beyer Real Estate Team in case you don’t have an agent in mind to work with.
