We’re often asked, “what are the up and coming neighborhoods in Kansas City?” or, “what are the best Kansas City neighborhoods to invest in?” You’ll find many charming neighborhoods like Brookside, Waldo, Westwood and more south of the Missouri River in Kansas City. They’ll always pop up as the trendy neighborhoods to live in. But if you’re looking for larger living spaces, quality school districts and well-established communities all for affordable prices, you’ll want to look in the Kansas City Northland. 

Here are three of the neighborhoods that have been around for a few decades, now, but are starting to turn from original buyers to young families investing in quality-built homes and tight-knit communities. 

The Coves

Although The Coves has long been one of the best Kansas City Neighborhoods to invest in, more recently, it’s been starting to gain traction from younger families. Built in 1969, The Coves was one of the first residential developments in Kansas City, north of the Missouri River. Now, over 50 years later, it is seen as one of the up and coming neighborhoods in Kansas City for many reasons:

  • The way the homes and property have been maintained and updated
  • The proximity to shopping, restaurants, the downtown business district and the airport (just 6 miles away!)
  • Two neighborhood lakes, a tennis court, playground, picnic areas, swimming pool and neighborhood sidewalks for lots of outdoor enjoyment
  • A premier school district
  • A top-rated hospital basically across the street

Another reason young families are choosing to be part of The Coves community is for their Swim Team. Since the ‘70s, The Coves Swim Team has been competing against other swim clubs in the Northland Swim Conference and has been associated with the National USA Swimming Organization. 

This tight-knit community is supportive of each other through an HOA board and many committees available to be part of that help neighbors with things like snow plowing, home maintenance and community events!

Line Creek

If you enjoy the outdoors but also need to be close to highway access, the Line Creek/Northern Heights area is for you! With quick access to Interstate 29 and right along the beautiful Waukomis Drive, this area is close to all amenities of city life with the iconic Line Creek Trail in your backyard.

The Line Creek Trail is over eight miles of wide pathways lined by beautiful trees and Line Creek. It feels like you’re stepping out of the city into wooded wonderland, yet there are five convenient access points to this popular trail.

The homes in this neighborhood are in a nice mid-range of upper $100-200k along with some higher end homes. This neighborhood is also in the AAA rated Park Hill School District that we mention all throughout this blog.

Wildberry Subdivision

If you’re looking for a neighborhood in the heart of the Kansas City Northland that lands you walking distance from Zona Rosa, one of the top outdoor shopping and dining areas in Kansas City, you need to live in Wildberry. If you value being just five minutes from the Kansas City International Airport, Wildberry is for you. If you want to live across the street from one of the top schools in the city, Wildberry is for you!

Originally developed in the ‘80s, Wildberry is full of neighbors who have pegged themselves “the nicest people in Northland KC.” It’s family-friendly, community-minded and a great place to raise kids, especially since it has its own park!
