Hiring a staging company can be a huge expense, depending on the square footage of your house, the amount of staging needed, the kind of staging needed or selling price of your house.

How much does it cost to stage a home? Here are three things to look out for that could cost more than you may make back on the sale of your home.

    1. Staging Consultation Costs

      You shouldn’t expect to get a free consultation out of most stagers. An initial home staging consultation could cost anywhere from $175-$500 on up. However, this may be a good investment! The information you receive in the first meeting could be enough for you to make the changes yourself and skip the larger investment of thousands of dollars when hiring a staging company.

      Here are some quick, easy ways to work on staging your home without breaking the bank.
    2. Staging Contracts

      There are home stagers who will charge you per room AND put it on a monthly contract. Some of these contracts are a three-month minimum, so even if you sell your home in a week, you’re paying out the full contract.

      To put this in perspective, an average price of hiring a staging company is around $500/room. Let’s say you’ll need the living room, kitchen, two bedrooms and bathrooms staged. That’s $3,000 a month, and a guaranteed $9,000 you’re paying to the staging company – again, even if you sell within the first 24 hours! Ouch!
    3. Percentage of the Listing Price Costs

      Another way staging companies will price out the job is by charging a percentage of your home’s list price. We usually see an average of 1% of the listing price. This would especially apply to homes that are vacant or need lots of work. This may actually be a more economical route to go if you have many rooms that need to be staged.

We have some good news for you: when you list your home with Dani Beyer Real Estate, we take that expense off your list. Our stager does the work with a consultation to help you visually coordinate what needs to be done, and if needed, they’ll bring some of their own items in. The exception to this is when your house is already vacant, and we believe the home needs staging to help sell better. This expense will fall on you, at around 1% of your list price.
