As you can see on the map, Clay County encompasses more areas outside of the Kansas City metro, but for the focus of these zip codes and neighborhoods, we’re staying within the Kansas City metro area.
Each of these neighborhoods have so much to offer in amenities, HOAs, community building opportunities and, of course, beautiful homes. In addition, they are close to the Kansas City International Airport (new airport to be completed in 2023!), major highways, lots of dining and shopping options and very close to downtown Kansas City.
In Bristol Park, you can find two community pools and a playground with a large party shelter, which make it a fantastic option if you’re looking for a family-friendly atmosphere.
Fairfield
The Fairfield neighborhood consists of over 200 homes located near Missouri 291/Cookingham Drive, Interstate 435 and US 169 Highway. It is in the North Kansas City school district and their HOA provides lots of community-building activities!
Lakeside Heights
Lakeside Heights, in conjunction with Highland Acres, is located within the boundaries of North Oak on the west, North Woodland on the east, NE Cookingham (291) on the north and 112 Terrace on the south. This community has over 700 homes and resides within the North Kansas City School district. It also has very affordable annual dues!
New Mark
New Mark has been part of the Kansas City Northland for over 50 years. With just under 300 homes, this family-friendly neighborhood offers amenities like a pool, tennis courts, club house and more.
Fountain Hills boasts gorgeous outdoor walking trails, water features, swimming pool complete with cabanas and is part of a growing community with new projects on the horizon.
64151 and Platte County Neighborhoods
As mentioned previously about Clay County, Platte County encompasses more areas outside of the Kansas City metro, but for the focus of these zip codes and neighborhoods, we’re staying within the Kansas City metro area.
Platte Brook/Platte Brook North
If you’re looking for a quiet neighborhood, this could be your spot! It has a large neighborhood pool, tennis and pickleball courts, a clubhouse and easy access to the gorgeous, mostly tree-covered, Line Creek Trail.
Silverbrooke
This neighborhood screams upscale – with serene waterfall features, a beautiful pool and clubhouse area and rolling hills – you’ll want to find a home in this secluded 118 acre plot.
The Coves
The Coves is a staple in the Kansas City Northland community. In addition to this neighborhood’s two lakes, tennis court, playground, picnic areas and swimming pool, it has also uniquely housed a swim team for over 50 years.
Embassy Park
For being so close to Kansas City metro conveniences, living in Embassy Park can feel like you’re in another city. Many homes back up to a wooded area, and the entire neighborhood is set on rolling hills and large greenspace. Its many amenities consist of pools, tennis courts, a club house, a sand volleyball court, playground and more. It’s in the AAA-rated Park Hill school district and has beautiful homes to choose from in addition to space to build a home.
If you really want to be near the conveniences of shopping and dining, Wildwood West could be your neighborhood. Located just off Barry Road and Highway 152, it’s near iconic Zona Rosa and a plethora of quality restaurants and movie theaters.
Most homes in these neighborhoods will run in the mid-$200k on up, averaging closer to the $350k range. As already mentioned, these are great homes for families, someone wanting to live outside the city center or within a short commute to the downtown business district.
